Our approach

Another layer —
not a replacement.

Digital and traditional marketing remain important. CAG adds a human, local layer to what already works, so more of the right leasing conversations can begin.

"Apartment communities are operated by people, chosen by people and lived in by people. Our work starts there."

Local matters.

Nearby employers, businesses, current residents and neighborhood familiarity shape where people choose to live. Our direct outreach generally focuses within approximately 2.5 to 3 miles of a client community; broader strategy and advisory work can reach further.

Relationships matter.

A trusted introduction carries weight no listing can. In CAG experience and research, referred prospects who actually tour have historically converted to leases at exceptionally high rates — often approximately 80% or better.

Onsite teams have limited time.

Leasing, residents, collections, vendor management, reporting, maintenance coordination and daily property operations leave little room for consistent outreach. We add capacity rather than adding more tasks to the team.

Deep work doesn't scale infinitely.

CAG generally limits its direct outreach model to approximately five communities per submarket. It isn't about exclusivity — the work is personal, local and labor intensive.

Results should be measured.

We track what happens — conversations, tours, leases — and adjust. No single source creates property performance on its own; we look at how the pieces work together.

A field note

A listing gets a community seen. An introduction from someone you trust gets it toured.

Fit

The right work for the right property.

Not every property needs every service. An engagement should respond to the property's goals, submarket, team, challenges and opportunities.

Sometimes that's sustained local outreach. Sometimes it's a fresh look at positioning, or training for a new leasing team. We start by listening.

Let's talk about what you're working on.

Whether you're thinking about leasing velocity, local outreach, resident experience, property positioning or simply looking for another perspective, we'd be glad to start a conversation.
